Make the buyer want to walk through your door by keeping your yard and home well maintained. First impressions are very important; when a home projects a pleasant atmosphere that is tastefully decorated and well maintained, a buyer will more than likely stay in the home longer and may want to make an offer if the price if right.
Getting your home ready to sell

In the spring and summer plant flowers in your yard and prune overgrown shrubs

Refresh the deck or patio if needed and make it inviting by adding potted plants

Get any minor flaws or repairs fixed that may detract from the value of your home including any trim or siding that may need painting

The offer
When an offer is received the negotiations between buyer and seller will settle issues of price, possession date, repairs, and closing costs paid by seller. This document spells out the rights and obligations of both buyer and seller. When an agreement has been reached, it is binding on both parties. Furthermore, issues overlooked by the contract are not binding on either party. This is not the time to save money. If you are not working with a good Realtor, you will need to hire an attorney to review and advise you prior to making an offer. The Purchase and sale agreement contains a provision for a due diligence period whereby the buyer has a right to terminate the agreement for any reasons after an agreed upon period of time. Most offers include a financing contingency agreement and an appraisal contingency agreement.
The home inspection
The home inspection repairs are negotiable; however, if an agreement cannot be reached the buyer has a right to terminate the sale during the due diligence period and is entitled to receive his earnest money back.
